The design, imbued with "Nordic Warmth," combines authenticity and sophistication. Concrete, stone, wood, and metal—raw and noble materials—harmonize with lush vegetation and breathtaking views of Old Montreal. The space blurs the lines between a hotel lobby, a creative workshop, and a residential loft, creating an atmosphere that is both stimulating and soothing. An experiential journey, starting from the elevator lobby, reveals a long, reclaimed solid wood bench, a black and white terrazzo slab, and a green wall on a 26-foot steel structure, separating the cloakroom from the bistro.

The absence of enclosed offices and the transparency of the spaces promote a culture of inclusion and equality. The bistro, the firm's true social heart, welcomes employees, partners, and clients in a convivial atmosphere. A distinctive feature for Ædifica's epicurean employees, an executive chef prepares meals in the center of the bistro on its 29-foot central island. Modular meeting spaces, collaborative zones, and the Agora, a vast multipurpose space, offer maximum flexibility and adapt to the evolving needs of the teams.

407 McGill is also a laboratory for sustainable development and well-being. LEED Platinum certification and WELL Platinum certification demonstrate Ædifica’s commitment to creating healthy and responsible environments, with optimized circulation paths and a high-performance ventilation system ensuring exceptional air quality.

This project, the result of multidisciplinary reflection following a search among 35 potential sites, embodies Ædifica's ability to innovate and create inspiring, high-performing workspaces. 407 McGill is more than just an office: it is a living space, an ecosystem where corporate culture, employee well-being, and sustainability converge to create a unique work experience.

This project was recognized at the 16th edition of the GRANDS PRIX DU DESIGN, winning the Grand Prize in the Interior Design category and the Platinum Prize in the "Office / Office 5,400 - 54,000 sq ft (500 - 5,000 m²)" category, as well as the SabMag 2023 (Interior Design Award).
