Located in the very heart of the former Red Light district, Le 2-22 stands as a catalyst for the revitalization of downtown Montreal and a focal point for various artistic and cultural organizations. A collaboration between Ædifica and Gilles Huot Architectes, this project transformed a narrow, historically charged vacant lot into an iconic six-story, 41,000-square-foot building. Our vision was to design a versatile and adaptable space, meeting the evolving needs of the artistic community while integrating sustainability principles and offering a unique spatial experience for both occupants and passersby.
Le 2-22 houses a rich diversity of functions, ranging from a radio studio (CIBL) and a restaurant on the ground floor to offices, exhibition spaces, art galleries, a contemporary art research center, and a library on the upper floors. The rooftop suite, with its terrace offering spectacular views of the Montreal skyline, is dedicated to events. The architectural design ensures optimal lighting for each use, with precise control for exhibitions and a maximization of natural light in workspaces through large openings. The double-height open space at the entrance promotes public reception and exhibitions, creating a dynamic connection with the street.
Innovation is at the heart of Le 2-22's design, particularly in terms of sustainability. A double wall made of superimposed wood and glass on the facade acts as a high-performance thermal regulator. The installation of a white roof helps reduce the urban heat island effect, while energy efficiency and responsible potable water management were priorities. Committed to promoting active mobility, the project includes no underground parking, with the freed-up space dedicated to bicycles, including lockers and showers for occupants.
A unique aspect of Le 2-22 is its double-wall envelope, designed to offer visual depth and future flexibility. The exterior glass film allows for modifications to interior openings without altering the overall architecture. Unexpectedly, the space between the two walls integrates shallow walkways on each level, offering original performance venues for circus artists and contemporary dancers. The collaboration with Moment Factory added a spectacular artistic dimension with an evolving light show on the facade, animating the neighborhood according to the time and cultural events. Le 2-22 has thus become a true cultural beacon, a place of creation, dissemination, and a vibrant symbol of the Quartier des Spectacles' resurgence.
