Griffin Housing Cooperative

C2

From its conception, the project was guided by the rules of the Société d'habitation du Québec (SHQ) and an approach focused on sustainable development. The building features a concrete frame structure, with exterior cladding of masonry and steel panels. Its clean visual aesthetic, marked by horizontal stratification, includes ground-level openings that create transparency towards the street, inviting dialogue with users and residents of the area. The openwork balconies and corrugated cladding, while referencing the neighborhood's industrial past, lend the entire complex a contemporary and refined aesthetic.

Our team played a decisive role in managing complex challenges, particularly the very tight budgets from the SHQ and the City of Montreal, as well as difficult geotechnical conditions and soil decontamination. A rationalized approach to planning and architectural concept was adopted, and daily site supervision was ensured. Our architects conducted constant and rigorous monitoring to compensate for deficiencies in the contractor's schedule. This proactive management ensured the project's financial viability, notably by integrating three housing units on the rooftop, thereby maximizing housing supply while respecting district regulations. The future intention to develop a green roof or terrace on the 12th-floor passage underscores our ongoing commitment to sustainable practices and enhanced user experience.

This project embodies our commitment to creating functional, ecological, and financially viable living environments that enrich the urban fabric and meet the needs of the communities we serve.
