Retail DesignIn the heart of Hochelaga-Maisonneuve, with the iconic Olympic Stadium as a landmark, Canoë is taking shape – an ambitious mixed-use real estate development. Spanning a generous 242,000 square feet and ideally located near two metro stations, bordering an established residential area, Canoë aims to redefine the urban landscape of Montreal's east end. Our team at Ædifica, in collaboration with Ad Hoc Architects, is proud to contribute to this vision of an innovative living environment centered on community, innovation, and a deep integration of sustainable development principles.

The design of Canoë unfolds around a lively urban promenade, a central public space crafted to weave connections between future residents, neighbors, and visitors. This welcoming thoroughfare will be lined with a variety of residential buildings, ranging from three to twelve stories, offering a rich mix of housing options. The project encompasses approximately 650 condominiums, 200 rental units, and 158 social housing units, with a third specifically allocated for families, fostering social diversity essential to the neighborhood's vitality. A diverse commercial offering, spanning 60,000 to 80,000 square feet, will complement this urban fabric, providing local shops, essential services, and gathering places that will meet daily needs and enhance the area's appeal.
From the initial planning stages, significant attention has been paid to integrating generous green spaces. A new linear park will occupy 10% of the site, while green spaces and public squares will account for half of the total area, offering places for relaxation, recreation, and connection with nature in an urban setting. The commitment to inclusivity is further demonstrated by reserving 20% of the units for community housing and by offering a range of affordable housing options for families.
Canoë aspires to be a model for sustainable development. Innovative practices will be integrated at every level, from the energy performance of the building envelope to responsible waste management, and the promotion of urban agriculture and beekeeping. Green mobility is another cornerstone of the project, with infrastructure supporting carpooling, active and public transportation, as well as the electrification of all parking spaces. A participatory approach, incorporating community workshops, has enriched the project and ensured it aligns with the aspirations of future residents and the neighborhood. Canoë is more than just a real estate project; it's the promise of a new chapter for Hochelaga-Maisonneuve, a place where quality of life, community, and respect for the environment converge.
