The primary challenge involved harmonizing essential densification and functional diversity with the site's unique environmental and urban constraints. Issues such as noise and air pollution, urban morphology, and existing infrastructure were addressed from the project's inception. The vision was to propose an innovative transformation, integrating sustainable development strategies, architecture designed to reduce disturbances, and seamless integration with existing infrastructures.

The conceptual approach focused on identifying urban forms tailored to the site's constraints, conducive to successful redevelopment. Controlled densification and mixed-use development were central to the planning, ensuring a harmonious transition between existing functions and new developments. Architectural and landscaping measures were defined to mitigate disturbances and foster an attractive living environment, including maximized greening to reduce atmospheric and noise impacts.

Ædifica employed a rigorous methodology, combining environmental and urban analysis (air and sound quality, urban morphology), the study of national and international precedents, and the development of sub-sector development scenarios. Collaborative workshops with an expert committee in urban planning, architecture, and acoustics facilitated a multidisciplinary approach.

Our firm's expertise enabled us to propose solutions tailored to the site's specific challenges, integrating principles of sustainability and intelligent densification. The multidisciplinary approach, leveraging urban planning, architecture, acoustics, and urban design, was crucial in identifying innovative strategies and formulating recommendations for optimal mixed-use development.

The study's results highlighted optimal development strategies and success conditions for the Décarie Expressway corridor's revitalization. The project enhanced understanding of site-specific environmental and urban challenges, developed solutions for densification and mixed-use development, and proposed innovative mitigation measures to improve quality of life. This project significantly contributes to evolving municipal policies on urban planning and highway infrastructure redevelopment in urban areas.

The integration of sustainable development principles was a priority, notably through the adoption of green infrastructure, the attenuation of environmental disturbances, ecological stormwater management, and sustainable mobility promoted by universal accessibility.
